Nye County Land/Property Sales



Nye County has shown continued growth for many years, however because of the economy there has been a decline in property and land sales for 2007. Land sales have occurred throughout the county but predominantly in the Pahrump Valley. The majority of the property sold is vacant land with no livable structures. This is followed by single-family homes. In 2007, 1,711 of the 2,894 properties sold were vacant land, while 1,009 were single-family homes, 63 were multi-residential, 43 commercial and 17 rural.

Of the 2,894 properties sold within Nye County in 2007, 1,578 of them were sold within the Pahrump Valley. When the population of each town is taken into account, these numbers are brought into perspective. Pahrump, which has the most land sales, is the largest town with a 2007 population of 35,261. Tonopah, though it has the next largest population of 2,326 is 4th in land sales behind Amargosa and Round Mountain/Smoky Valley. 'Other areas' represents outlying rural areas, not actually within a town.

Average costs of property is very difficult to calculate as property differs in value based on location within the county, age of buildings, acreage of land sold with associated buildings, etc. These items are not factored in here. The average reflected here is based solely upon type of property sold and location.

Of the 4,699 properties sold within Nye County in 2006, 4,213 of them were sold within the Pahrump Valley. This reflects 92% of the property sales. When the population of each town is taken into account, these numbers are brought into perspective. Pahrump, which has the most land sales, is the largest town with a 2006 population of 36,645. Tonopah, though it has the next largest population of 2,600 is 4th in land sales behind Amargosa and Round Mountain/Smoky Valley.
